We were approached at the end of 2017 to provide funding for the purchase and renovation of a terraced house in Fulham, which had been left in an extremely run-down condition. The purchase came with planning permission for conversion into two flats, and shortly after the purchase the developer was granted permission to add a third flat at the top of the house. The project required the complete strip-back of the house to bare brick, along with significant amounts of remedial work, extensions to the side and rear of the property and a large basement dig-out to extend and deepen the existing basement.

Z2 Partners provided development finance for both the purchase and conversion of the house. The project took approximately 14 months and the loan was repaid via a refinance of the property.
